Speaker 1: It is Monday, and it's money on a Monday, this time of the week, let's Speaker 1: talk about Cape Town's property market has spent much of the past decade defying gravity. Speaker 1: The residential property price in the metro has driven by around one hundred and forty Speaker 1: one percent since twenty ten. That's strong growth and why it's because of semigration, Cape Speaker 1: Town's lifestyle appeal, but also the simple reality that there's very little land left to Speaker 1: develop between the mountain and the sea. The only way that the city is growing Speaker 1: and expanding outwards is towards the northern areas of the metro. But while these fundamentals Speaker 1: remain, the appears to be a sign that the market may be entering a new Speaker 1: phasees State agents increasingly reporting a disconnect between buyers and sellers. Buyers are making offers Speaker 1: hundreds of thousands of Rand below the asking price, while the sellers they remain convinced Speaker 1: that their properties are worth significantly more.
